we are thinking of trying to rent this house so we can move to Springfield and be closer to the new/old house in order to get started on the rehab. It is so hard to do while living here in St. Louis.

But I did want to say that my FIL has always advertised at the Naval Academy and looked for military renters. Another friend of mine rents to military with their house in FL. She gave me a website to use to advertise as well, since we intend to eventually use this place as a rental. So IDK if there are any military bases or anything like that in your area, but that could be a possibility.
Otherwise though, IHNI. I know realtors and management companies also do this kind of thing, and that might be a good thing to check into anyway to make sure you have a good lease agreement put together.
Hopefully someone else will come along with more knowledge than I have and give you some better input!

Do you not want to deal with the house and renting. If not, then a management firm is the way to go. If not, I see rentals listed in so many ways. Not sure what your area is like. Here rentals seem to go quickly. If there is an area hospital, often Dr. or hospital staff are looking for rentals. Is your home going to be on the high end for rent or lower?

I see even Craigslist, newspaper, etc.
our area is tricky - we have high-end homes mixed with rentals (or what they call 2 or 4 family flats). The homes are all old and brick. There is alot of remodeling that takes place and we live in a historic district, as well.
We actually live right across the street from a hospital and there is another one within half a mile. I didn't think about advertising there! Thanks, Melissa!!

Scott AFB is about 23 miles from you! :) A good friend of my DH's is stationed there. That's not too far out of the way from you. :)
My stepmom went through a rental management firm before she finally decided to sell the house she owned in NJ. It just became too much of a hassle dealing with renters and repairs.

I wish you the best of luck in whatever decision you go with! I can't imagine the stress in dealing with rental properties as a landlord. I am blessed that our landlady gives us carte blanche and never bothers us.. :) (did I spell that right)
We own a second home and rented it out ourselves to someone we knew (big mistake). It was hard collecting rent... one sad story after another. We felt bad for their kids, but in the end hired a Realtor that does property management to give them notice and then find new renters. We paid around $400.00 for them to find renters and pay $95 a month for them to collect the rent each month. They also take all the phone calls and give my husband the option to fix stuff or they will send their guy out and take it out of the following months rent check to us. It is so nice letting them worry about it. They did credit checks and employment verifications, the walk through, everything. I highly recommend that route. Good luck !!!
