Ok. so here's the crazy story.

The woman (her husband is fighting in afghanistan) loved the house. She saw it, made the offer, brought her dad (a contractor) out to see it yesterday. she owns a house that she had ready to rent out (on the other side of the city).

we countered 194K with the idea that after the inspection, we'd have to drop some off for the roof which likely needs replacing or any other unexpected craziness.

her realtor told ours that she was pretty sure she was going to offer 190K and forgo the inspection (her dad the contractor told her what she would need to replace).

then, her tenents pulled of the the rental agreement and her dad decided he didn't want her that far away. he went and found her a private sale house and they are going to make an offer on that. our realtor says nothing about our counter offer caused them not to buy.

her realtor is pissd that she'll lose the sale after all the work and we are a bit frustrated.

anyway, at least someone was interested. we'll keep our fingers crossed.

What bad luck!  Hopefully the right buyer comes along soon.  I can't imagine dealing with that stress.
